CLEAN

Deep-cleaning surfaces is a critical first step in any environmental cleaning program. Before an area can be properly disinfected, surfaces must be thoroughly cleaned to remove surface-level germs as well as soil, buildup, or residue that may harbor or hide additional lingering germs.

RTU Or Concentrate—Which Should I Use?
Ready-To-Use (RTU): These pre-mixed products offer a convenient and trouble-free experience without the need for additional steps or dispensing systems.

Concentrates: Concentrated products are often more economical, less costly to transport, and require less space to store than multiple pre-mixed products.

DISINFECT

Once a surface has been deep cleaned, the next step is disinfection. Applying a disinfectant to hard, nonporous surfaces typically kills 99.9% or more of germs, bacteria, viruses, fungi, mold, and mildew (as indicated by the product's label). For lightly soiled surfaces, a one-step cleaner/disinfectant may be sufficient.

EPA Registration—What Does It Mean?
A product registered with the Environmental Protection Agency (EPA) will always communicate the proper application dilution (for concentrates), application method, contact time (dwell time), method of removal, and specific organism targeted (kill claim) on its label.

MAINTAIN

Area maintenance is part of an overall environmental strategy that includes cleaning and disinfecting. Products that maintain are designed to keep spaces, surfaces, and objects—like appliances and plumbing—looking and functioning their best.

Why Does Maintenance Matter?
In addition to cleaning and disinfection, routine maintenance helps create an environment that is not only safe and healthy but also visually appealing. Well-kept areas improve overall resident satisfaction and are instrumental in attracting and retaining business.

COMMON ISSUES AND SOLUTIONS

Cleaning Acrylic Shields

Ammonia-based and aggressive cleaners and degreasers can damage clear acrylic shields. Clean acrylic shields safely with Zep® Foaming Glass Cleaner and a clean microfiber cloth to prevent "micro-scratching" the surface.

Spot-Treating Carpets

Prevent spots and stains from spreading by applying Zep® Instant Carpet & Upholstery Spot Remover in a "halo" around the spot and working inward (rather than directly to the spot and working outward). Be sure to blot first with a clean cloth. (Vigorous scrubbing can damage carpet and upholstery fibers.)

Unclogging Kitchen & Bathroom Drains

Effective drain maintenance programs match the correct chemical solution to the problem. For clogged drains, use Zep® Liquid Heat Drain Opener to rapidly remove hair and grease clogs. For slow-moving drains, use Zep® Drain Defense Build-Up Remover to clear buildup that will eventually lead to a full clog.

Cleaning Dirty Grout

Persistent mold and mildew stains can easily be removed with bleach-based Zep® Mold Stain & Mildew Stain Remover. Be sure to follow product directions and never mix with ammonia-based cleaning products. For difficult grout stains, use a professional-strength acidic cleaner like Zep® Grout Cleaner & Whitener applied with a durable grout brush attached to the Maintenance Warehouse® Quick Change Pole.

Cleaning Showerheads

Applying Zep® Commercial Shower, Tub & Tile Cleaner to showerheads during routine cleaning can help prevent water scale (calcium and magnesium) buildup before it starts. To remove existing scale, rust, and corrosion, use an acidic cleaner like Zep® Commercial Shower, Tub & Tile Cleaner.

Cleaning Elevator Surfaces

Remove fingerprints, water spots, and other residue from stainless steel, aluminum, brass, and other metal surfaces with Zep® Stainless Steel Cleaner & Polish. When cleaning around sensitive areas, like elevator buttons, apply product to a clean microfiber cloth rather than directly to the surface.

Treating Concrete Stains

For heavy grease and oil spots on concrete, pretreat with a strong solution of Zep® Industrial Purple. Dilute product 1:6 (1 part product to 6 parts water) in a spray bottle and apply directly to the spot. Let the product stand for a few minutes, but do not allow to dry. Scrub with a durable scrub brush attached to the Maintenance Warehouse® Quick Change Pole, then rinse. Tip: Because concrete is very porous, stains can penetrate deeply. Multiple treatments may be needed to draw grease and oil to the surface.
