Condensing Unit Preventive Maintenance

Help prevent HVAC problems before they start. An air conditioner's filters, and coils require annual maintenance to operate effectively and efficiently during the year. Dust, dirt, and other debris can collect in the outdoor condensing unit and affect performance, and ultimately the comfort level of your residents. Neglecting routine service can also lead to higher energy costs and expensive system malfunctions. Practicing good preventive maintenance will help improve the life and overall performance of your condensing equipment.

To avoid the risk of property damage, electrical shock, or personal injury, always disconnect the power supply to condenser units before conducting any routine maintenance or services.

Yearly maintenance tasks and inspections to perform:

Electrical



Electrical issues are a common problem in many outdoor systems and should be checked during your service call.

• Check that fuses and breakers are in good working order
• Make sure electrical line connections are tight and secure
• Inspect wire and terminals for corrosion

Refrigerant



A properly charged HVAC system works more efficiently and costs less to operate.

• Test for acid in the system
• Inspect the unit for proper refrigerant level and adjust if necessary
• If refrigerant level is low, test the unit for leaks and inject leak sealant as needed
• Inspect refrigerant lines and replace pipe insulation as needed

Cabinet/Coil

Outdoor units require good airflow to work properly and effectively.

• Clean dirt, dust, leaves, and other debris from around and inside the unit
• Clean coils with condenser coil cleaner to remove grime, dirt, and dust
• Straighten coils to ensure proper airflow
• Ensure unit is on firm, level ground or placed on a pad and away from tall grass or dense foliage

Components



Failure to regularly inspect components can increase operating costs and reduce equipment life.

• Inspect fan motor and fan blades and lubricate as needed
• Inspect the control box, wiring, and connections for visible weathering or damage; controls may include contactors, relays, circuit boards, and capacitors
• Use a capacitor tester for weak, open, or shortened capacitors and replace as needed
• Clean contactor with an aerosol cleaner
• Inspect compressor and associated copper tubing for damage or corrosion
